- Listings are reviewed once a week according to the following policies:
- After the initial listing period (2 weeks for vacant homes, 4 weeks for occupied homes), we lower rent once a week if there have been no more than 5 inquiries, 0–1 showings and no applications received.
- Once we find the sweet spot of 2+ showings per week we won’t further lower the rent unless activity drops off again.
- We also drop the rent amount according to specific formulas depending on price (e.g., higher priced homes have bigger rent drops than lower priced homes).
